Yes, I recommend this property.
I usually really enjoy staying at Holiday Inn Express properties but this one was average compared to others I've experienced. The hallways were incredibly hot, which made me nervous about the rooms, but thankfully temperature control in the room was fine.
I was underwhelmed by the breakfast. They didn't have the standard offerings like cinnamon rolls; it seems like menu changes are common with HIEs located in the south. A lot of the food was low-quality or pre-packaged items, and there was no variety day-to-day, so after a few days, I gave up and purchased breakfast elsewhere.
The biggest knock against this property is its location. It's on a one-way frontage road, so to get to the hotel from the south, you have to navigate a maze-like industrial area that is deserted and not well-lit at night. There are no services in the surrounding location so you'll need to navigate this weird route each day to get to restaurants, gas, etc.
We spent most of our time visiting with family in Denton, so it was adequate as a place to sleep. However, I was hoping to save money on breakfast, so on that score, it wasn't as good a value as I expected.

We had a fantastic stay at this property! We were traveling with an elderly parent with limited mobility to attend several events over the week on the UNT campus. The location was fantastic for this, with relatively easy access to UNT, the Denton square, restaurants, and grocery stores. I-35E is always wild in the DFW area, but the on/off ramps here were not too tricky compared to other sites we've stayed in the Denton area.
We stayed in a 2-bedroom suite, which gave us a lot of peace of mind to help dad over being in separate rooms and a lot of space compared to adjoining rooms. Having a living area in the suite allowed him to nap during the day while we worked. The kitchenette was well stocked with dishes and cleaning supplies, the rooms were spacious and comfortable, and the workout room had ample equipment for both my husband and his dad to continue with his PT exercises. There are some amazing outside areas for gathering and relaxing, but unfortunately for us, it was too windy and cold to take advantage on this trip.
The breakfast options were the best I've seen in the Denton area, with fresh fruit and vegetables and lots of healthy options each day. The breakfast room attendant did a wonderful job of keeping everything stocked and was very warm and helpful. The social hour each evening was also a nice perk and the vibe was really chill as guests watched the NCAA tourney and chatted with each other. We bought groceries and made lunches in the room, which lowered our travel budget.
Overall, the property was cozy, clean, and well-maintained. The staff were all very kind and helpful. We forgot to pack a shower chair, but the front desk staff found one and delivered it to our room.
My only minor negative is that the rear parking lot, which was very close to our room, did not have handicapped parking spaces or curb cutouts. Our father was able to navigate the step up/down with his walker with less effort than walking through the entire hotel, but someone in a wheelchair or with less mobility will want to ask for a room close to the main entrance.
We will definitely stay again, especially for multi-generational trips because of all the thoughtful spaces for families to gather, relax, and enjoy each other's care and company. Truly a gem and an amazing value for everything it offers. I wish I had found it sooner! Thanks to the entire staff for a wonderful stay!

We had a good stay overall. The location was convenient to the UNT campus and downtown Denton. The hotel was clean and everything in our room was in working order, however it took forever for water to get hot (we were on 3rd floor so maybe a factor?).
The breakfast was disappointing; like so many southern properties, they've replaced the expected cinnamon rolls (they actually had the warmer case sitting empty) with biscuits and gravy. The fruit was unripe, pastries stale, and the eggs dry/rubbery. Not as good as we've come to expect with HIE. The coffee was great and the tea selection was huge.
The staff was great and the lobby was very cozy decorated for the holidays. We'd definitely stay again but budget for breakfasts out.

Traveled with a group to an education conference at UIC. We appreciated the hotel being within walking distance of campus and several excellent restaurants. The rooms were a bit chilly but clean and comfortable. Our group had some issues (check-in problem, stuck door in one room) but staff went above and beyond to help resolve the problems quickly. The front desk staff were very kind and patient in working with our big group. Thank you!

Kirksville hotels are convenient and making traveling easy and this popular favorite is the closet hotel to two Universities, Truman and A.T. Still. Featuring all the amenities you would expect from a Holiday Inn Express, a hot breakfast, featuring an extended breakfast area, fitness room, indoor heated pool, guest laundry and a meeting room that can host 35 people. Your Holiday Inn Express is the newest, non-smoking, state of the art hotel in Kirksville. Our property boasts the absolute best service in town. If you are traveling for leisure or business, you deserve the best hotel in town. Coming into Kirksville, our staff can give you directions to Thousand Hills State Park, Missouri Conservation Center, Kraft Foods, Northeast Regional Medical Center and that’s just mentioning a few places.

No, I do not recommend this property.
I've had excellent experiences at this hotel in the past but the quality has declined since its opening. First, despite having a flexible cancellation policy, we later found out there was a 2-night minimum, which was not disclosed at booking. Additionally, they threatened to cancel the whole reservation if we did not check in the first night, which we had wanted to cancel.
On arrival, there were basically no covid protocols observed. Staff did not wear masks, there were no clean/unused pens, no spacing for the breakfast room. The only nod to the pandemic was blocking off the breakfast buffet, so you had unmasked employees serving you from the buffet. If you choose HIE for the morning cinnamon rolls, you'll be disappointed -- they don't have the standard rolls but rather a cheap quality roll that tasted like plastic. There was no fruit selection, limited beverages, etc. suggesting a failure of management to adequately plan for one of their busier weekends.
While the property is one of the newest in Kirksville, it clearly isn't being maintained for the long haul. Despite boasting "enhanced cleaning" of high-touch surfaces for guest health and safety, the elevator doors and button panel were grimy. The carpet in the stairwells was stained. The outdoor patio wasn't set up for guests to sit -- seat cushions were stacked up and it wasn't clear if guests were allowed to use the space or if it was reserved for staff smoke breaks. Our bathroom was not well cleaned; the toilet and soap dish were dirty and the small bottle of lotion was half used. The room and the bed were comfortable and the light-blocking roller shade was amazing.
This used to be my go-to hotel when visiting the college and I recommended it to everyone but given the low-quality breakfast and dirty condition, I now hesitate to return. We have a room booked for Homecoming (another undisclosed 2-night minimum) so I'm debating whether to give it another try or cancel completely. It's still one of the nicest properties in town but I don't know how long it will be able to make that claim at the rate things are being maintained.
