We had a mixed experience. The bed, room, and breakfast were lovely. But our stay was marred by a series of calls and pounding on our door at 8 a.m. -- we were still sleeping! -- asking if we'd checked out yet. It seems that's pretty basic--for front desk staff to have the room key or proof that the occupant has left the premises. We were not satisfied with the response when we talked

The ceiling, sink, and shower were all leaking. The geese in the pond next to the property made loud noises throughout the night, preventing me from sleeping for more than 20 minutes at a time. The entire room felt damp and had a musty smell. While the staff was friendly and tried their best to help, there was little they could do about the overall condition of the place, which was falling apart. In the lobby, a tarp was hanging because part of the ceiling had collapsed, likely due to a leak.

"We had a mixed experience at this hotel. On the positive side, the concierge Miles provided excellent customer service, and the maids were friendly and generally did a great job cleaning our room. However, there were several issues that detracted from our stay.
The hotel's management seemed to drop the ball on supplies. The pool was unheated, despite being advertised as heated, and the water was freezing cold. We also struggled to find available towels, which was frustrating since we rely on the hotel to provide them.
The complimentary breakfast was a letdown.
The selection was consistently sparse, even when we arrived early at 7am. We were disappointed to find no bagels, and overall, the offerings were unimpressive. At that point, it might be better to grab breakfast elsewhere, like Waffle House.
We also experienced technical issues with our room keys, which stopped working multiple times a day and required frequent recharging.
Additionally, the hotel had to replace the TV because the original one didn't work.
Overall, these inconveniences led to a disappointing stay, and I'm giving the hotel 1 star. With some improvements to supplies, breakfast, and room amenities, this hotel could provide a much better experience for its guests."

The Holiday Inn Santee hotel is perfect for recreational activities. Just off I-95 in Santee, SC, our hotel's location is less than an hour from both Columbia and Charleston, two unique cities to visit for a day trip. For those looking for a little relaxation, there is plenty to do in Santee. Our hotel's guests can enjoy the numerous golf courses that dot this area. Visitors also tend to gravitate towards Lake Marion for fishing, as this area is famous for its striped bass and huge catfish. The beautiful lake is supplemented by the glorious, blooming flowers and the clouds of colorful, flitting butterflies that you can find at the Edisto Memorial Gardens. Those on business trips also find it very easy to get things done in Santee, SC. The hotel's proximity to a number of golf courses can provide a peaceful backdrop for intense meetings and business lunches. I stayed for 1 night and was disappointed with the condition of the hotel. The hotel is in need of refurbishing. The sink basin was cracked, the vanity lights were rusty and one was missing the glass shade. The towel bars were also rusty and the trim on the desk was coming off. For the price/points I would have expected much better. I wasn’t offered any platinum elite benefits.

Rooms need to be renovated, wall paper pealing, damaged doors, bath tubs did not drain, smell of marijuana in the elevator, and single pane windows that do not block out the highway and Canadian Geese noise. The noise will wake you up in the middle of the night so don't count on a solid nights sleep. Breakfast is $16 dollars for a buffet, not a great option if you do not need a lot of food. It would be nice if they had some sort of grab go area with coffee. The hotel feels outdated and could use a complete overhaul. I would not recommend staying there currently.

This location is fantastic. Nice curb appeal. This hotel is portly managed and needs plenty of work. The elevator operated poorly. The water pressure was poor. The bathroom faucets were broken and or loose. The air conditioning system did not cool well. It was difficult to get towels to accommodate the number of guest in our room daily. No pool towels. Just the entire experience was not IHG quality. Very disappointed.

Welcome to Fredericksburg's Holiday Inn and Conference Center, located just off Interstate 95. We have a lovely hotel that is ideal for resting in between Richmond and Washington, DC. It is ideal for everyone, whether you are visiting on business or for pleasure. If you're in the mood for live entertainment, go over to the nearby Riverside Center Dinner Theater.
We are within a short distance from Historic Downtown Fredericksburg, a wonderful location to learn about the Civil War's history, visit a battlefield, and take a trolley trip. Families can go go-karting at Fun Land, jumping at Sky Zone, escape room, bowling, watching movies, visiting various restaurants or winery, and shopping close to the Central Park exit.
GEICO, Marry Washington Hospital, Quantico Marine Base, USDA, VDOT, and many more commercial locations are all conveniently located. Our hotel has excellent meeting rooms for small and even large gatherings of up to 400 persons. Enjoy your evening at the hotel's restaurant and bar.

The staff was outstanding and room perfect as always. There was a convention going on and they would not allow hotel guest to park in the hotel parking lot. This was a big mishap….there was also no coffee or breakfast in the morning. Staff did not show and we couldn’t even get a simple coffee before checking out. Traditionally I have had zero issues with these hotels. But this location was a huge disappointment.

My husband and I had just had a wonderful five days in Texas after visiting grandkids and seeing bluebonnets. We were headed home to Albuquerque and got as far as Van Horn (where neither of us had ever been). We attempted to check in at the Holiday Inn Express (where we had stayed the previous couple of nights in Dallas and Fredericksburg) but they were completely booked and they recommended the Avid across the parking lot. We have stayed at many IHG hotels during our many years of travel. We are seniors and asked for a senior rate and were told there was not one, and there were only two rooms left for the evening. The Avid is clearly very new. The room was clean and comfortable. We were disappointed in the price (over $300 for one night), the staff was very inattentive (and in some cases rude), there was not even a paper or plastic cup in the room for a drink of water, the breakfast was not up to IHG standards, the coffee and juice machines were both out of order so we could have neither. We even thought the hotel might have just opened the day before given the lack of service and amenities. Needless to say we were very disappointed. BTW the printer at checkout was not working in order to provide a receipt. It finally started working before we left.

Hitel was not maintained well. Dirty and shotty repair all over the hotel. When I checked in the assigned me room 205. We went to our room and walked in and that room was already assigned to someone else sitting in the room relaxing. Kind of scary this could happen. Would not recommend this hotel to anyone. Stay away.
